We lease-option those homes to clients with good income from good jobs that have credit issues preventing them from buying today.  I run each applicant through our experienced mortgage broker who estimates how long it will take for the client to qualify for a mortgage.  We base the option period (with a little cushion) on that and put a “homeowner-to-be” in the property!  Everybody wins!
